It is projected to house 250,000 residents by 2036 with 45,000\u201350,000 housing units.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A key milestone is the December 2024 Joint Development Agreement between Penang Development Corporation (PDC), PDC Properties, and SKYWLD under the Rumah Bakat Baru MADANI initiative, which plans to deliver over 35,000 affordable homes priced between RM225,000 and RM420,000. Half of the units are reserved for Penang-registered voters to prioritize locals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The development complements broader northern industrial growth, including Kulim Hi-Tech Park in Kedah. Kawasan ini diperkukuhkan oleh rangkaian pengangkutan yang kukuh termasuk Jambatan Kedua Pulau Pinang dan Lebuhraya Utara-Selatan, bertindak sebagai pelengkap kepada zon industri Bayan Lepas yang lebih matang. Ia diunjurkan menampung 250,000 penduduk menjelang 2036 disertai 45,000\u201350,000 unit perumahan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Momentum semakin meningkat dengan pengumuman Perjanjian Pembangunan Bersama pada Disember 2024 melibatkan Perbadanan Pembangunan Pulau Pinang (PDC), PDC Properties dan SKYWLD di bawah inisiatif Rumah Bakat Baru MADANI. Projek ini dijangka menyediakan lebih 35,000 rumah mampu milik dengan harga antara RM225,000 hingga RM420,000.
